Explainable calculation

Make each assumption visible.

1. Turn visits into person-hours

Annual visits = weekly frequency × active weeks − explicitly entered closed visits. Monthly person-hours = person-minutes per visit × annual visits ÷ 60 ÷ 12. Elapsed crew minutes multiply by crew count once. Total person-minutes do not multiply again.

2. Calculate modeled costs

Loaded wage = hourly wage × (1 + owner burden percentage). Cleaning labor = monthly person-hours × loaded wage. Add separately entered paid travel/setup, supervisor hours, supplies and equipment. Contingency applies to that direct-cost subtotal. Add a fixed monthly overhead allocation once.

3. Apply a margin

Price = modeled cost ÷ (1 − target margin). A 25% margin is not a 25% markup. Applicable sales tax and separately priced initial cleaning are excluded from modeled profit. Calculations retain precision until display.

4. Test slower labor

The slower scenario increases cleaning labor hours 25%, retains other entered costs, and reapplies direct-cost contingency. It shows the modeled margin at the unchanged base selling price. It does not predict actual job performance.

Fictional worked example

Two person-hours per visit × three weekly visits × 52 active weeks ÷ 12 = 26 monthly hours. $18 wage with 20% burden gives $21.60 loaded wage and $561.60 cleaning labor. Add $45 supplies and $20 equipment. Five percent contingency is $31.33. Add $80 overhead to reach $737.93 modeled cost. Divide by 0.75 for $983.906666… target price.

Input limits

Ordinary US offices, 2,000–25,000 square feet, 1–15 tasks. No proprietary production tables, assumed market wage, expert site inspection, RFP compliance or legal/tax certification. Medical, school, government, biohazard, post-construction and specialist floor work require another provider. Owner-supplied assumptions must be approved.
